ADUs have become increasingly popular in New England, as well as the rest of the United States, in recent years. We recently unveiled a new line of ADUs, combining efficient floor plans with high quality materials to create luxurious accessory dwelling units that meet and exceed local and state requirements. But, there are a lot of questions you may have about ADUs and what they entail. What is an ADU?

An Accessory Dwelling Unit, or an ADU for short, is a secondary residential unit that resides on the same lot as a single family home. ADUs are typically self-contained and separated from the main home, with their own entries, kitchens, living spaces, bedrooms, and bathrooms.

What can I use an ADU for?

ADUs are most commonly used as either multi-generational homes, in-law suites, or as a rental opportunity. ADUs are ideal for adult children, aging parents, or extended family who want to remain close by, but also want independence. Some ADUs make great rentals, generating passive income for you. ADUs can even be used as offices, guest suites, or as an extension of your living space.

What is the benefit an ADU brings to my property?

ADUs have become popular in recent years as one solution to the housing crisis in America. Since 2019, states have introduced new legislation and regulation that has expanded property owner’s rights to build ADUs dramatically. With an ADU, you can create a separate, private living space on your property using the land you already have.

Are there any requirements or limitations for ADUs?

Yes. Each town and each state has differing zoning rules relating to accessory dwelling units, including maximum size, property line setbacks, septic capacity, and rental restrictions. It is best to check with your town and state to find out your specific rules and regulations regarding ADUs.

Do you need a permit to build an ADU?

While many states allow you to build ADUs “as of right,” a permit is generally required to ensure the structure meets local building codes. To find out for sure what you will need to build an ADU, consult with your town.

What states have the best ADU laws?

Many states have passed laws that supersede local zoning restrictions for ADUs and streamline the permit process. As of April 2026, California, Connecticut, Maine, Massachusetts, Minnesota, Montana, Oregon, Vermont, and Washington have these laws in place, making it simpler to take the necessary steps for ADU construction. In states without statewide laws, many towns have their own individual requirements for ADUs. Check with your town to see what your specific process will look like.

Are ADUs a good investment for my property?

Yes, ADUs are a great investment. Whether you are preparing for family who may need their own space close by in the future, thinking of creating a rental property for income, expanding your current living space, or a combination of all three, an ADU is a great choice. Their versatility, and what they can offer you as life goes on, can reduce future stress and create more opportunities for you and your property.

Can ADUs be customized?

Yes, to an extent. Most states have a maximum size for ADUs, plus rules that could limit how they are configured. As custom builders, we can work to create your ideal ADU, while also keeping those regulations in mind to ensure your ADU meets your requirements, as well as town and state requirements.

What is the difference between an ADU and a tiny home?

An ADU is a permanent dwelling on an existing residential lot. A tiny home is a dwelling that is often mobile, and sometimes on wheels. As permanent structures, ADUs are regulated under standard building and zoning codes, while tiny homes often are classified as RVs due to their mobility and therefore are regulated differently. ADUs, thanks to their permanent status, their clear permit processes, and their appeal, are the ideal choice for homeowners looking to add to their properties.

Our goal is to make the entire process easy and stress free, no matter where you live or how you plan to use your ADU.

What is included with an ADU from The Barn Yard?

In New England + New York, we offer onsite build services to construct the weathertight shell. This includes the stamped, engineered plan (including foundation design), framing, siding, roofing, doors, windows, exterior trim, and framing of interior walls. For those outside of New England + New York, we ship the ADUs as kits, which include the timber frame, SIPs for insulation, siding, roof decking, windows, and doors.

Does The Barn Yard act as the general contractor for an ADU project?

No, we do not. While we provide the weathertight shell, you will need a general contractor to coordinate all other aspects of the project including site work, concrete, utility connections, interior finishing, mechanicals, electrical, plumbing, and more. Many of our customers also choose to general contract the project themselves.
